Step by step

   Visit or call

   See a model home, the pool and the clubhouse on a tour, or call with your questions first. Diane Whitfield goes through every fee with you before you decide.

2. 2

   Apply

   A photo ID with your date of birth, and proof of income from any source: Social Security, a pension, savings or investments, wages or a housing voucher. Bring a portable tenant screening report and there's no application fee.

   • Application fee: $45 each adult

     Each adult on the lease. None when you bring a portable tenant screening report.

3. 3

   We check your application

   We check your application and your proof of income, then tell you whether it's approved.

   When you apply, the resident who is 55 or older shows a photo ID with their date of birth. We update our records every two years, as federal rules for 55+ communities require.

4. 4

   Sign your lease and pay the deposit

   Once you're approved, sign your lease and pay your security deposit.

   Due by move-in day

   • Security deposit: $500

     Returned within 30 days of move-out, less any damage beyond normal wear.

   • Pet deposit: $300 each pet

   Move in

   From your move-in day you pay the total monthly price each month, and the charges that aren't part of it.

   Selling a house? Start when it closes

   Sign now and we'll hold your home for up to 60 days, rent-free, while you sell. Your lease starts the day the sale closes, or on day 60.

   Each month, with your rent

   • Wi-Fi: $60 a month

   • Trash and recycling: $20 a month

   • Water and sewer: Billed each month by what your home uses.

   • Electricity and gas: Paid to Xcel Energy in your name.

   • Renters insurance: Your own policy, with at least $100,000 of liability coverage.
